High ceilings and an abundance of large windows make for a spacious, inviting setting to hang out with friends and family while taking in both views of the hill from all sides and a view of the city of Veron below.

The master bedroom takes up an entire floor and boasts spectacular vistas from its many windows, as well as a large feature wall in the middle, and an ensuite with a deep, stand-alone tub and large, glass-enclosed shower.

The rest of the floors are equally impressive with ample room to house and entertain guests while still allowing enough space so it won’t feel crowded.

The light fixtures and accent features (such as the large, hidden pantry, window sill eating bar, ski room, and bicycle shelf) were all chosen to give the home a modern vibe while also keeping it practical and energy-efficient.

This one was definitely one of our favourite custom-home builds up at Silver Star Mountain Resort.

The light and airy interior has vaulted ceilings, clerestory windows and an open floor plan with each room having access to the large lakeside decks and showcasing the view. The kitchen has a timeless white Shaker-type style and is designed to be the focal point for friends and family to gather together. It is highlighted with tile backsplashes, quartz countertops and stainless steel appliances. The interior has brick feature walls and modern Jamex finished doors and windows. For easy cleaning, the floors in the main traffic areas are tile or vinyl plank. As an added touch the original front entry 1970 Salish BC Door was restored and used as the deck door. The home has the Parsons Family Homes standard energy package with the added plus of triple glazed windows and patio doors.  This brings the home to Step 3 in the new energy code.

This uniquely styled home features year-round comfort, low energy bills and low maintenance throughout.

Our latest version of attainable housing features a low maintenance contemporary exterior façade of Hardi-plank siding with Smartboard panelling and corrugated steel with acrylic stucco accents. We did our best to preserve the native trees on the property. The two homes have open floor plans, small footprints and efficient use of space.

These homes also contain a legal, self-contained, one-bedroom suite with private entrance, soundproof ceiling, and walls with R20 and half inch fibreboard. They are built on 8’0” ICF basements rated at R24 with several large windows. The basements hardly feel like a basement. High-efficient forced air heat and our standard energy package bring this up to Step Three in the energy code.  As they operate very efficiently the long term energy costs are also affordable.

The interior has the latest in modern finishing and features a laminate kitchen with island and stainless steel appliances.  There is an open concept living/dining/kitchen area, three bedrooms, one full bath and two half baths. The living room has a fireplace with recycled beam mantle for ambience. Off the kitchen, there is a covered deck for summer barbeques and the yard is fully landscaped with irrigation and fencing.

This perfect starter home with a mortgage helper suite is our version of “Attainable Housing.”

Modern styling and energy efficiency while capitalizing on the view were the design criteria for this Coldstream home. The low maintenance exterior combines the use of acrylic stucco, Hardiplank siding and natural wood. Walls of windows open onto glass railed decks that look over Kalamalka Lake to the east and south. Extensive rock walls were used to create attractive terraced spaces and the landscaping is irrigated by rainwater supplied by an underground tank. The EnerGuide 80+ rating was attained by a full ICF (insulated concrete forms) 10-foot basement, R12 under slab Styrofoam, R22 blown in wall cellulose with R55 in the ceilings, and triple glazed windows. A 94% hi-efficiency furnace, LED lighting and full HRV system keeps the energy costs minimal while creating a clean healthy atmosphere. The open concept vaulted living areas have clear fir ceilings, and wood and tile floors. Wood windows and custom fir doors are trimmed in clear fir. A maple and glass handrail leads to the family areas in the lower floor. The bathrooms have wall hung fixtures with tiled showers and heated tile floors. The sleek kitchen has flat panel maple cabinets with built-in appliances and granite countertops. Our client’s goals were achieved and we are very proud of this beautiful contemporary, environmentally conscious project.
