Modern styling and energy efficiency while capitalizing on the view were the design criteria for this Coldstream home. The low maintenance exterior combines the use of acrylic stucco, Hardiplank siding and natural wood. Walls of windows open onto glass railed decks that look over Kalamalka Lake to the east and south. Extensive rock walls were used to create attractive terraced spaces and the landscaping is irrigated by rainwater supplied by an underground tank. The EnerGuide 80+ rating was attained by a full ICF (insulated concrete forms) 10-foot basement, R12 under slab Styrofoam, R22 blown in wall cellulose with R55 in the ceilings, and triple glazed windows. A 94% hi-efficiency furnace, LED lighting and full HRV system keeps the energy costs minimal while creating a clean healthy atmosphere. The open concept vaulted living areas have clear fir ceilings, and wood and tile floors. Wood windows and custom fir doors are trimmed in clear fir. A maple and glass handrail leads to the family areas in the lower floor. The bathrooms have wall hung fixtures with tiled showers and heated tile floors. The sleek kitchen has flat panel maple cabinets with built-in appliances and granite countertops. Our client’s goals were achieved and we are very proud of this beautiful contemporary, environmentally conscious project.
