Attainable Housing

The dream of many Canadians is to own their own home, but this goal is becoming increasingly more difficult for the average working person to attain. The high cost of land in urban centres combined with increased federal, provincial and municipal taxes and fees, plus the difficulty of obtaining financing is creating a situation where owning a Fee Simple house is almost beyond affordability. The challenge to builders and developers, then, is to create a product that is within the consumer’s reach, which can only be attained by having smaller lot sizes and building footprints or more residential density. There are two terms that are used for housing of this type, one is “Affordable Housing”. This product is normally purpose-built by charitable organizations or subsidized government housing. The other type is  “Attainable Housing” which is a housing product that can be purchased by an average working family. In 2003, Parsons Family Homes started building attainable family homes on 25’ x 100’ lots that were created in the core of Vernon in 1905. Due to the popularity of these new homes, the City of Vernon created new zoning called RST1 to allow for new homes (with legal suites) to be built on these narrow lots. These homes have greatly improved the neighbourhoods with inefficient old homes, mostly straddling two lots. They are on bus routes and within walking distance of the hospital, schools, parks and downtown. Marketed and sold as the most reasonably priced, Fee Simple dwellings in the city, we have had great success building several different versions of these homes.
